A $250 camera inspection has saved LA homebuyers six-figure surprises more times than we can count. Pre-war Pasadena, mid-century Burbank, 1950s SFV tract homes — the sewer lateral is usually the single most expensive thing that can go wrong with a property, and it's never disclosed on a standard inspection. We run HD cameras, trace the full path from cleanout to city main, and hand you a written report with timestamped video that stands up in an escrow negotiation.

Frequently Asked Questions
Why isn't this part of a normal home inspection?
Standard home inspectors don't carry sewer cameras — it's a specialty. Most inspections stop at the fixture. The lateral is excluded. That's why a $250 add-on has saved LA buyers tens of thousands.
What do you look for on a pre-purchase inspection?
Cracks, offsets, bellies (sagged sections), root intrusion, Orangeburg or lead pipe material, illegal connections, collapses, tap-in damage, and any sign that the previous owner repaired it themselves.
How much does a sewer camera inspection cost?
Standard residential pre-purchase inspection with written report is $275–$350. If we can't reach the lateral (no cleanout), we pull a toilet and camera through for $475.
Do I need a cleanout for a camera inspection?
Not strictly. Without a cleanout we can camera through a pulled toilet, but the distance is limited. If you're buying, ask the seller to install a cleanout — it's required for modern plumbing service.
Can I be on-site during the inspection?
Absolutely — we prefer it. You see exactly what we see and we can answer questions in real time. Brings typical inspection time to about an hour.
