Your water bill jumped. You hear running water when nothing is on. A patch of the floor is warm. There's a wet spot on the ceiling but no bathroom above it. Hidden leaks in LA homes are most often pinhole failures in aging copper or galvanized, slab leaks in post-war concrete-slab construction, or irrigation line breaks bleeding into the crawl space. We find the exact location before anyone with a saw touches drywall — thermal camera, acoustic listening device, electronic pinpointer, and pressure isolation across every supply zone until we know which foot of which line is the source.

What's Included

Thermal Imaging

FLIR thermal cameras detect the subtle temperature difference where a hot water leak is heating (or a cold water leak cooling) the surrounding material. Non-destructive, works through drywall and tile.

Acoustic Leak Detection

Sensitive ground microphones pick up the high-frequency hiss of pressurized water escaping. Works on slab leaks, underground yard leaks, and behind-wall failures.

Pressure Isolation Testing

Cap and pressurize one supply zone at a time. The zone that drops pressure tells us which branch has the leak — eliminates 80% of the hunting.

Slab Leak Specialty

Post-war LA tract homes (Valley, South Bay, East LA) are notorious for slab leaks. We locate the leak under concrete without ripping up the whole floor, then plan the most efficient repair — reroute vs. spot break-in.

Irrigation & Yard Leaks

Soggy patches in a lawn, a water bill 2× normal in a month without visible leakage, a pressure-regulator dropping overnight — we trace outdoor leaks along the entire supply path.

Written Location Report

After pinpointing, we give you a photo-documented report of the exact location, depth, and nature of the leak — useful for insurance claims and for scoping the repair.

Frequently Asked Questions

How do I know if I have a slab leak?

Telltale signs: warm spots on the floor (hot-side slab leak), unexplained moisture along the baseboard, drop in water pressure, a hot water heater running more often than normal, and a water bill that ticks up even when no one is home.

Will you have to break concrete to find the leak?

No — detection is non-destructive. Repair may involve a small access cut, but we locate first so the cut is surgical. For most slab leaks, rerouting the affected line through the attic is cheaper and less disruptive than breaking slab.

How much does leak detection cost?

Basic detection (acoustic + thermal): $275–$450. Full slab-leak pinpoint with pressure testing: $395–$575. The cost is usually credited back against the repair if we do both.

Does homeowner's insurance cover leak detection and repair?

Often yes for the water damage and the detection fee. Usually not for the pipe itself (considered maintenance). We provide insurance-ready documentation on every job.

Why did my copper pipes pinhole?

LA's high-mineral water and, in some areas, electrical grounding issues cause accelerated copper corrosion. Pinhole leaks in 1960s–1990s copper are increasingly common in LA. When one starts, others usually follow — a repipe is often the right answer.
